Contract Timeline

HOME INSPECTION

Did you know buyers usually want one to two weeks to inspect everything, from radon to Wood Destroying Insect tests? They might even request other tests. Who knew selling a house could feel like a science experiment?

REPAIR NEGOTIATIONS

After we get the buyer’s repair requests, we have a few days to gather quotes and respond. If we can’t come to an agreement, you and the buyer can either hash it out or end the contract. But fear no…we’ll be at the ready with options and solutions for you in no time. 

APPRAISAL

For financed offers, a licensed appraiser will visit to ensure the home’s condition justifies the purchase price. These appointments usually take fifteen minutes to an hour. Think of it as a speed date for your house. The appraiser then reports back to the buyer’s lender to make sure the money they are borrowing is property collateralized. 

CLEAR TITLE-DEED

Your settlement attorney will prepare your deed for sale. If any liens pop up, your attorney will be the person to clear them. They’ll also handle the signing of the deed and other closing documents a few days before the close date.  

FINAL WALK-THROUGH/MOVE OUT

A day or two before closing, the buyer will perform a final walkthrough to check repairs and the home’s condition. Make sure the place is fully vacated, broom clean, and free of debris. Let’s leave them with a smile… not a reason to delay closing!
